We have many methods of foundation repair and maintenance systems against the effects of expansive soils. The process of existing foundation repair usually includes foundation stabilization. There are various methods to improve foundation supporting system; they are modification of foundation support system itself, under pinning with deeper support, the construction of peripheral barriers that function to isolate soils under the structure or the installation of some sort of system that controls moisture content of soils or the molecular action of the clay when the moisture content is changed. Foundation maintenance systems should not be considered as foundation repairs, even though they increase performance of the foundations. This course material is based on Foundation Performance Association FPA-RC-01-0: Post foundation repair performance of Residential and other Low-Rise Buildings on expansive soils.
